100s of striking miners march on mine in SAfrica

MARIKANA, South Africa (AP) ? Ululating women and hundreds of striking miners waving sticks marched Wednesday to a South African platinum mine near another mine where police killed 34 of their co-workers, pressing demands for higher wages and insisting that those at the second mine join the strike.

A line of seven police armored personnel carriers stood between the throng of singing, dancing strikers and their supporters and the green-roofed Karee mine complex. Police helicopters hovered overhead. March organizers got people to sit down peacefully. Some waved branches. People in the front of the solid line of strikers held logs to keep people from surging forward. Armed police in riot gear with helmets and visors looked on.

The hundreds of marchers had been joined along the march routes by hundreds more people who broke branches off trees. The miners said they were marching to Karee Mine where they planned to stop people from working. As they walked, the strikers were dancing, stamping their feet and kicking up dust. Unlike previous protests, the miners carried only sticks and were not armed with spears and machetes that they brandished in previous protests.

One man said all they want is a monthly minimum wage of R12,500 ($1,560).

The London-registered Lonmin PLC mine has warned that the strike that began Aug. 10 could cost 40,000 jobs if it continues. The mine remains shut down with fewer than 5 percent of miners turning up for work.

The police shootings happened at the Marikana mine owned by Lonmin, which also owns the nearby Karee mine.

NEW YORK (AP) ? The Tony Award-winning play "War Horse" is jumping off its saddle in New York.

Producers said Tuesday that the play about horses sent to the battlefields during World War I will play its final performance at Lincoln Center on Jan. 6. When it closes, it will have played some 750 shows.

Hailed as a beautiful mashup of puppetry and pathos, "War Horse" premiered at the National Theatre in London in 2007. It moved to the West End in March 2009, where it continues to play.

It came to Broadway and opened at Lincoln Center Theater in March 2011, winning five Tonys, including best play. A U.S. tour kicked off in Los Angeles this June and will travel to 30 U.S. cities.

A rep for The Hollywood Chamber of Commerce confirmed that it's more than just a matter of taste that is keeping her without a star.

"Part of criteria in being honored is receiving awards such as Emmy?s, SAG Awards, Oscars etc. in the category of Television, Live Stage Performance or Motion Pictures," the rep said. "They have to have a career in the business of acting for five years or more."

Kardashian, having never been nominated for a major award, is thus ineligible. Her acting career has been limited to a guest role in"Drop Dead Diva" and a part in?a Tyler Perry film.

As for whether reality stars might one day be in contention to get a star, the rep said, "Can?t really say if reality stars will ever be eligible. Not on our radar right now."

Berkadia Commercial Mortgage LLC recently originated $39.7 million in financing through Fannie Mae for a senior living community located in Richmond, Va.?

Heidi Brunet, vice president at Berkadia, worked with the borrower, Smith/Packett, to secure a 10-year, fixed-rate financing with features including a 70% loan-to-value ratio and 30-year amortization.

Smith/Packett is using the loan to refinance an existing mortgage on The Crossings at Bon Air, which it developed in 2009 as part of a joint venture with CJSP Healthcare Holdings. The property is located on a 17.6 acre campus and has 108 independent living units, 59 assisted living units, and 28 memory care units, all of which are more than 90% occupied.?

?It is always a pleasure to work with Smith/Packett, as they are one of the premier senior housing and healthcare companies in the country,? said Brunet. ?With occupancy rates increasing across the seniors housing market and more growth expected, we anticipate the need for financing on these types of properties to continue.? ?

Back in March, Brunet worked with Smith/Packett to originate $35 million in financing to acquire the property with a loan made through the Berkadia-BBVA Compass Joint Bridge Loan program.?

Prudential Mortgage Capital Closes $10.9 Million financing for N.J. Senior Property

Prudential Mortgage Capital Company recently closed a $10.9 million Fannie Mae loan for Arlington House Senior Residences, a project-based Section 8 housing property located in East Orange, N.J.?

Rose Investments, of Jonathan Rose Companies, acquired the property using financing originated and underwritten by Prudential Mortgage Capital?s affordable housing team, which provides financing through the Fannie Mae DUS, Freddie Mac Seller/Servicer and FHA MAP lending programs.

The loan term is for eight years and will amortize on a 30-year schedule. Evan Williams, a director with Prudential Mortgage Capital Company, was the lead on the transaction.?

Love Funding Closes $26 Million Loan for Colo. Senior Community

Love Funding recently closed a $26 million loan refinancing for Concordia on the Lake, a market-rate, age-restricted apartment community in Littleton, Colo.

Leonard Lucas, a senior director out of the financing firm?s Boston office, secured the loan through the Department of Housing and Urban Development?s Section 232/223(f) loan insurance program. The borrower was able to lock in a low, fixed interest rate over a 35-year term and fund the replacement reserve.?

The refinanced property is comprised of two adjacent senior apartment communities, Concordia on the Lake and The Cottages at Concordia. Concordia on the Lake was built in 2001 with financing secured through HUD?s Section 221(d)(4) loan insurance program. Cottages on the Lake was built in 2008 and has 10 one-story duplex and triplex buildings.?

All together, the property has 217 units offered at market-rate rents.?

The property?s owner was able to lock in a low, fixed interest rate and extend the loan term by 12 years, producing more than $122,000 in annual debt service savings.
